Mk 5 turbo,a few problems

I have a v reg 2.5 turbo tipper and it has a few issues.
1. The lucas pump leaks,it did this when i first got the van and with the advice on here i changed some seals from a scrap pump to fix it for the mot. I can get a seal kit locally for about £40 and hopefully fix it myself but i am not sure how reliable the pump will be after as ive read some horror stories and i dont want to go to the trouble of doing it to fond something else fails on it. I can get the bits to do a bosch conversion for £70 and am tempted to go down this route, i dont really like the fast tickover ive got with the lucas or the way the revs drop just a bit too slowly when changing gear.
What do you think?
2, The heater blower doesnt work at all, i presume its a new fan motor required.
3, The windscreen wipers work ok on all settings sometimes but on occasion will only work on the fastest setting and whilst in this mode the wipers do not self park.
Is there a relay i should be looking at or the switch?
4, The power steering is stiff,ive checked the belt and its ok, my next step is to jack it up and check for stiffness it the column uj and balljoints and rack, is this a common fault and how do i check if the pump works properly.
5, its rotten but arent they all.
