‘20 350 eco blue RWD 185 oil leak, big deal?

Morning all,
Looking at taking on above van, it’s been driven hard over 100k in 2 and a bit years, got an oil leak underneath (not mine to strip away at yet) worst case scenario at a main dealer more than £2k?
Difficult to answer I realise, just wanting thoughts/experiences to help me weigh up

The most common source of an oil leak on the 2.0 is the front timing cover,or crank oil seal.
(Seal is part of the cover.)
Sometimes the crank pulley is grooved where the oil seal runs also…
At that mileage,if it is the cover, I would change the timing belt also while it’s off.
